The historic 5-acre industrial property opened in 1909 and supplied building products in Baltimore. It is located on a transitional urban position between a residential neighborhood, industrial and commercial properties and a university. The 90,000 sf development is guided by a space use master plan that identified features and fabric of the historic warehouse to be preserved and set forth a strategy to maximize the site for the planned development.  
The development will be executed in phases beginning with the stabilization of the existing buildings and the construction of a new 65-unit apartment building with retail. Design detailing and materials reference the original Mill and Lumber Yard use of the property. Wood accent walls highlight building entries and refined raw finishes reference the industrial roots.
