The reimagined Clipper Mill Industrial Park was the inspired result of deeply thoughtful innovation and a commitment to sustainable development. Honoring history and artisanship, our team transformed one of the nation’s largest machine manufacturing complexes into a vibrant mixed-use property, providing a cultural hub and respite for the community from its urban surroundings. Mixing the old with the new, we incorporated existing building fragments and stone wall ruins into the renovated spaces, creating a striking and timeless connection between history and the future. Multi-tiered, open-air courtyards and a living wall intermingle with historic structures, piquing curiosity and pulling workers, residents and visitors into the heart of the site to enjoy. Our team retained the historical look and activity of the complex by adding all new infrastructure underground and by allocating space for commercial artisans ranging from metalworkers to glassblowers. Providing a direct connection to Baltimore’s greenway, linking bike trails north and south of the site to its mass transit system, the complex also serves as the city’s first premier transit-oriented development.
