A transformative rehabilitation will reveal the architectural glory of the Crapo Building as the centerpiece of Bay City’s historic downtown while providing residential housing and commercial space.

The 125-year-old historic building, which formerly housed Chemical Bank, will be renamed “The Legacy.”

  • 186,975 sf
  • Facade restoration and building renovation
  • 26 residential units with street-level commercial space
  • Use of historic preservation tax credits

The project will remove the existing metal façade which was installed over the historic building during the 1960’s and replace all windows and a new exterior skin for the first two floors that is compatible with the historic building. The revitalized structure, located two blocks from the riverfront, will be the centerpiece of the historic downtown and riverfront redevelopments. Residential units are planned around a contemporary lifestyle, with an interior character that highlights the architectural features and aesthetic. The building’s large exterior windows will flood the units with natural light and offer views to the Saginaw River.
