Green Park Apartments
This new development in Highland Park helps keep housing costs affordable as the neighborhood undergoes a significant revitalization.
With one-, two-, and three-bedroom apartments, the building’s 43 affordable housing units are designed to support families. Amenities cater to intergenerational residents, with a multipurpose community room, a dedicated homework room, and outdoor spaces shared with an adjacent senior community.
Eighty percent of the dwelling units meet Virginia Housing’s Universal Design Guidelines. Seven apartments and all common areas are designed to Universal Federal Accessibility Standards (UFAS), providing an even greater level of accessibility for individuals with disabilities.
It is our goal that this beautiful new energy-efficient development helps spark other investments in this important part of Richmond.

Sustainable Design
With a robustly insulated envelope, efficient systems and appliances, and rooftop solar panels, the building is designed to use very little energy from the grid—creating an operational cost savings that can be put toward resident programs and services.

Serving the Neighborhood
A ground-floor commercial space accommodates a small business. Next door, a multipurpose room opens to the outside, allowing it to be used for neighborhood meetings and events. Backup power means the room can serve as a resilience hub for residents and neighbors during power outages.

Fitting In
In keeping with the area’s residential scale, we broke the four-story building’s façade into smaller planes. Half of the exterior is clad in brick—a durable, low-maintenance material that fits into the neighborhood fabric.

Supporting the Stack
The developer’s capital stack included a 9% Low Income Housing Tax Credit and funding from grants and sustainability initiatives. Our design navigates the (sometimes competing) requirements and constraints of these programs to support the project’s unique financing structure. Learn more about stacking tax credits here.
